Located just thirteen miles northeast of Innisfree, Alberta, and half a mile north of Highway 631, this one-of-a-kind half-section is comprised of cultivated land, pastureland, and is also a wetland, nature-lovers’ paradise.
Located eighty miles due east of Greater Edmonton, if you're looking to own your own quarter that is abundant with both waterfowl and big game, then you best put the cross hairs on ‘Game On Innisfree’ and take the safety off on sale day. Engage a buddy and share the spoils of owning a cabin in the middle of your own wildlife preserve and you will never need to ask for permission to hunt again.
Parcel 1 is comprised of 116 acres of pastureland bordering a 40-acre lake on three sides. Ducks Unlimited was attracted to Parcel 1 because of its natural lake and have a conservation caveat relating to water level control; however, the caveat can be discharged by the new owner upon giving proper notice. Range Road 104 runs the western length of the perimeter.
Parcel 2 is made up of 160 acres of cultivated land and is virtually wide open from corner to corner. Access can be gained from Range Road 103 that runs the full length of the eastern perimeter. Parcel 2 offers up Surface Lease Revenue of $2,800 per annum for the time being until a reclamation certificate is issued to CNRL.
The current fence between the Parcels is not located on the property line, with the buyer of Parcel 2 entitled to farm added acres by removing the fence. Mixed farmers will be attracted to ‘Game On Innisfree’ for both cattle and grain and may want to buy both Parcels then leave the current north-south fence right where it is. Both Parcels are made up of Canada Land Inventory #3 soil, while #4 soil can be found just 1.5 miles to the east and 1 mile to the south. ‘Game On Innisfree’ sits in a sweet spot on the soil classification map and both Parcels 1 and 2 have good county road access.
The Starting Bids for both quarters are set to allow all interested parties to come out to play. The market, rather than the current owner, will decide on the final selling price. Quarter-sections located just ten minutes to the south, west, and east have recently sold for multiples of the starting bids set for ‘Game On Innisfree’.
