In 1978 Paul Harvey delivered his now infamous ‘God Made a Farmer’ speech to the FAA in Kansas City, Missouri. He stated: God said…It had to be somebody who’d plow deep and straight and not cut corners; somebody to seed, weed, feed, breed and rake and disc and plow and plant and tie the fleece and strain the milk and replenish the self-feeder and finish a hard week’s work with a five-mile drive to church; somebody who would bale a family together with the soft strong bonds of sharing, who would laugh, and then sigh, and then reply, with smiling eyes, when his son says that he wants to spend his life "doing what dad does" – so God made a farmer. Truer words were never spoken, and they still are still powerful today.
For ranchers and farmers, full hoppers and 600-pound steer calves in the fall is the dream and if it comes to fruition, it is the definition of a job well done. This dream can be a reality in ‘Greenbelt Ranching’: one of Alberta’s final frontiers. The Hudson Family started this dream over 50 years ago and are now making it available for others to enjoy.
With more than 730 acres selling as 4 Parcels located just 15 minutes NE of Blue Ridge, Alberta, ‘Greenbelt Ranching’ offers both ranchers and outdoor enthusiasts a piece of the old-western fantasy: all with the modern convenience of pavement and services at the doorstep. Situated in the thriving, natural playground of Woodlands County, the Athabasca River is located to the south of the Parcels and Goose Lake is located to the north. With exceptional fishing and a plethora of big game animals, the area is a magnet for outdoorsmen. The Parcels of ‘Greenbelt Ranching’ have not been sprayed or fertilized since 1981 and it is rare to find land of this magnitude that could be certified organic with the appropriate applications. All with an ideal location less than 2 hours from the city of Edmonton - Alberta’s capital.
‘Greenbelt Ranching’ boasts a rich history of hard-working, pioneer-type people who, for decades, raised some of the best Hereford cattle. Their old-school values have paved the way for modern ranching practices that have allowed the ranch to thrive and prosper while land in the area has recently started to transform into arable acres. The new owner may choose to continue utilizing the Parcels as ranchland or entertain the option to clear the land and make it ready for a Canola crop within the next 24 months. Land acquisition of this scale may not be an option in more southern areas like Lacombe or Lethbridge, or even directly to the west in Neerlandia, which makes ‘Greenbelt Ranching’ even more noteworthy as a potential satellite operation.
Locally referred to as the Lone Pine Post office area, Parcel 1 is a half-section comprised of 315 acres and is the most northerly Parcel. With approximately 200 acres in hay land, buy this half for the ranch as a hay producer, fix the fences for additional pasture requirements, or convert to arable farmland – the choice is yours. Hwy 658 runs along the eastern boundary and Township Road 613 runs the length of the property line on the southern side.
Parcel 2 is comprised of 110 acres, with approximately 40 acres in hay, and is located inside the speed corner of Hwy 658. There is an equipment yard that is high and dry with access directly from the highway; this is an ideal spot to set up a grain handling facility or cattle processing area, or a great location for a young couple to establish a legacy of their own. There is perimeter fencing in place that is need of some TLC, as well as $1,200 per year in Surface Lease Revenue.
The original yard site that was established over 50 years ago on Parcel 3, and it is comprised of 155 total acres. There is a proposed 20-acre subdivision underway to remove the yard site to allow the Hudson family to continue to live in the place that they love. Situated to the east of Parcel 2, and close to Hwy 658, access can be gained from Range Road 90 which runs along the length of the western perimeter, as well as Township Road 611 to the south. While the bulk of the Parcel is currently in pasture with intact fences and a flowing creek that provides clean water, it could be converted to arable farmland. This Parcel presents plenty of options for the new owner.
Parcel 4 is situated immediately to the east of Parcel 3 and would make a very nice half-section if someone elects to purchase both. Parcel 4 consists of a total of 158 acres, with approximately 140 acres in pasture. And much like Parcel 3, this Parcel is ready for the new owner to make it whatever they choose. There are fences in place and access can be gained from high-grade Township Road 611 that runs the length of the southern boundary.
Whether looking to ranch, farm, or enjoy the great outdoors, ‘Greenbelt Ranching’ is a unique assemblage of Parcels situated in Woodlands County, a member of Wild Alberta. Much like the Thomas Kincade Christmas Express Train Collection holds special memories for the Hudson family, they are offering the legacy they created to allow a new owner to build special memories of their own.
‘Greenbelt Ranching’ is being offered for sale via online escalating tender by CLHbid.com. Please check the website for updates from time to time.
