Over 1,000-acres of some of Western Canada’s most sought-after farmland is up for sale to the public after 125 years of Eastern European heritage in ownership. Early eastern European settlers recognized good land from their home country and sought the same in the Lamont area. Located in the St. Michael's area within Lamont County, this assemblage is sure to be one of the showcase packages of prime farmland offered for sale in east-central Alberta in 2025. ‘Lamont Top Grade’ is being sold as 11 Parcels, with 19 titles in total. All Parcels come with good access and wide approaches for ease of entry.
Parcel 1 consists of 120 acres, of which approximately 100 cultivated acres. It comes with two titles, including the acreage along the western boundary. The 5-acre yard site has a mature spruce windbreak and a 20’ x 30’ steel storage building. A high transmission line straddles the northern boundary of the Parcel offering Surface Lease Income.
Parcel 2 has 153 acres on one title, plus another 40 acres on a second title for a total of 193 acres, with approximately 186 acres under cultivation.
Parcel 3 is made up of 80 acres, with approximately 73 cultivated acres with that often-sought-after southern slope. The Parcel has a separately titled, 5-acre well-treed acreage in the northwest corner with stunning views and rolling topography ideal for a walk-out basement. As an added bonus, Parcel 3 includes the mineral title as well.
Parcel 4 consists of 77 acres with mature trees along the northern fence line. Field improvements to the grassy areas shown on the satellite imagery have been mostly under cultivation for several years.
Parcel 5 is made up of 80 acres and comes with two titles. The 5-acre acreage along the eastern perimeter offers another great building spot. Recent drainage work on the quarter has allowed for added seeded acres. Parcels 4 and 5 combined have approximately 142 cultivated acres. The acreage offers picturesque hilltop views with mature trees in the northwest quadrant.
Highway 29 runs the full length of the northern boundary on Parcel 6, as does a mature spruce windbreak that spans the entire northern side of the Parcel. The Parcel is comprised of 77 acres with two titles, one with a 5-acre acreage with poplar and caragana on the west side. The acreage has a historical stone and concrete underground root cellar in the northeast corner, which is approximately 14-15 feet deep. Field improvements to the grassy areas shown on the satellite imagery have been mostly under cultivation for several years.

Parcel 7 is wide-open with a total of 80 cultivated acres, which includes two titles, one of which is a 5-acre subdivision along the western perimeter. More titles mean more value down the road. When combined, Parcels 6 and 7 offer approximately 150 cultivated acres.
Parcel 8 is made up two titles with a combined total of 70 acres, including a 5-acre acreage in the northwest corner. The acreage is located directly south of the acreage on Parcel 7, potentially allowing for a 10-acre yard site if the new owner purchases both Parcels. Field improvements to the grassy areas shown on the satellite imagery have been mostly under cultivation for several years.
Parcel 9 is made up of 85 acres of open, productive land. It offers access to Parcel 1, which is located directly to the east. Field improvements to the grassy areas shown on the satellite imagery have been mostly under cultivation for several years.
Parcel 10 consists of 81 acres of productive land with spectacular evening views of the city lights to the to the west. It includes a 5-acre parcel with a native tree shelter on the north side of the parcel.
Parcel 11 has a total of 76 acres, including a historic yard site with a small stone and concrete root cellar.
This is not average land: ‘Lamont Top Grade’ is made up of predominately #1 and #2 soil according to the Canada Land Inventory map. At today's cost of inputs why not apply those precious inputs to land that will provide a positive return on investment? This is a well-cared-for assemblage that has been farmed by its owners with crop records going back 40 years. Their non-stop attention to detail means that there have been ongoing improvements, such as drainage work that has occurred since the most recent satellite imagery. This land will not likely come up for sale for another 125 years so be sure to start your engines on sale day.
‘Lamont Top Grade’ has layers of value added all day long, especially with its prime location. ‘Lamont Top Grade’ is situated just 20 miles NW of Fort Saskatchewan, Alberta, and 30 miles NE of Sherwood Park. Using the CLHbid.com’s unique ‘en bloc' round of bidding, parties looking to travel several miles to add over one thousand acres of farmland to their existing land base are assured of getting it all or getting none at the end of the second round. It's never a concern to just get a quarter or two.
‘Lamont Top Grade’ is being offered for sale via online escalating tender by CLHbid.com. Please check the website for updates from time to time.
